If you're ready to get involved and invest in real estate with Blue Moon Capital, it's easy! The following diagram shows just how easy it is.

Easy real estate investing

  • Reserve a property: After you have identified the real estate market you want to invest in, pick a property from our existing inventory.

 

  • Get approved: We will get you approved with one of our preferred lenders who will be refinancing your bridge loan  after the rehab is complete.

 

  • Send contracts with $5K: After we receive your pre-approval, we will send you real estate purchase contracts that you will need to review and sign. Simply send the contracts back with your $5,000 Investment and you're on your way to 25% Equity!

 

  • Close on BMC Bridge Loan: The BMC Bridge loan will cover your costs for purchasing the property, the rehabilitation, and the typical fees involved. This will also transfer property ownership into your name!

 

  • You own the property!!: Congratulations! The Bridge Loan closing has put you on title and you are the new owner of the investment property. Remember to transfer all utilities and taxes into your name, and start working with property management on finding a renter!

 

  • BMC Completes Rehab: After the rehabilitation is completed, Blue Moon Capital will order a final inspection to verify the renovations and ensure that the investment property has met or exceeded expectations.

 

  • You refinance at 75% LTV: Now that the property's renovation is complete, your Lender will order a final appraisal to verify the property's "After Rehab Value" (ARV). You will refinance out of BMC's Bridge Loan at 75% of the lender's appraised ARV, thus receiving 25% Equity.
